Has the Spring Market Finally Slowed Down in Huntington Township?

If you've attended an open house recently, you may have noticed something feels different.

The buyer demand is still there. The multiple offers haven't disappeared. Great homes are still moving quickly.

But compared to April and May, when buyers were racing from showing to showing and many listings felt like they sold before the weekend was over, the market has begun to feel a little less frantic.

That's not because demand has fallen.

It's because buyers finally have something they've been missing for years: options.

Throughout the spring, inventory across Huntington Township steadily increased, giving buyers more homes to compare and reducing some of the urgency that defined the market in recent years. Available inventory has climbed significantly from early 2026 levels, while active listings have expanded across many North Shore communities.

At the same time, homes are taking longer to sell than they were during the ultra-competitive market of 2021 through 2024. Market reports now show many homes spending between 30 and 40 days on market, creating a little more breathing room for buyers to make thoughtful decisions.

The biggest surprise? Prices haven't softened.

Homes continue to sell near asking price, and values remain strong across much of Huntington Township. Well-priced homes that show beautifully are still attracting significant attention and, in many cases, multiple offers.

In other words, we're not seeing a slowdown. We're seeing a normalization.

For buyers, that's welcome news. You may finally have enough time to sleep on a decision before writing an offer.

For sellers, it means presentation, pricing, and marketing matter more than ever. Buyers have choices now, and the homes that stand out are the ones winning.

My prediction for summer?

Expect activity to remain strong, but expect buyers to be increasingly selective. The days of throwing a home on the market and assuming a bidding war are becoming less predictable. The homes that are prepared properly will continue to command premium prices, while those that miss the mark may sit longer than they would have a year ago.

That's not a weak market. That's a healthy one that is more sustainable for everyone.
