Every spring I have the same conversation with homeowners across Centerport, Northport, and the surrounding communities.
It usually starts the same way:
"We’ve thought about selling… but we’re not sure if this is the right market."
And I completely understand why people feel that way. National headlines about real estate make the market sound confusing — interest rates, conditions shifting, “what might happen next.”
But when we zoom in locally, something interesting happens.
The reality of our Huntington Township housing market often looks very different from the headlines.
Here are five things many homeowners don’t realize about the spring market.
1. Your home isn’t competing with last year’s market.
It’s competing with the homes buyers can see today.
Buyers don’t compare your home to some ideal market from the past. They compare it to the handful of homes currently available in the same price range, school district, and neighborhood.
And in many of our local communities, those choices are still surprisingly limited.

This is something I see homeowners worry about constantly.

But it can’t replace a desirable neighborhood, a great lot, access to the harbor, proximity to the village, or the character that makes Huntington Township homes so special.
